SUMMARY
Staff is requesting that this item be tabled at the request of the applicant. The applicant has requested additional time to provide an updated traffic study.
RECOMMENDATION
Planning staff recommends that the Planning Commission open the public hearing and hear any testimony provided, then table the matter.
Body
DISCUSSION
The applicant has requested that the City allow extra time for an updated traffic study. Such a study would separate recommendations based on Vehicle Miles Travelled (VMT), the new standard used for documents prepared under the California Environmental Quality Act (CEQA), and recommendations based on Level of Service (LOS), which is still necessary for conformity with the City’s General Plan but is no longer required by CEQA. Staff agrees that this change would provide improved clarity to the environmental review. Once this study has been completed, the City will incorporate it into an updated Initial Study and provide appropriate notice for a future public hearing.
